Real estate developers want to build a Scooters Coffee Shop near WHS, athletic facilities discussed further
Sumner Newscow report — Ryan and Tim Kerr from Reece Nichols Real Estate were present to speak to the BOE regarding interest in purchasing a piece of land that is currently district property. They said the property would be used to build a Drive Thru Scooters Coffee Shop. They would like to purchase land from the district near Casey’s General Store and need about 100 feet wide and 175 feet deep, or about one-half acre.
Wellington school board member Tom Henning said he felt uncomfortable about selling land that was a donation to the district, and it didn’t seem right. The Kerrs stated that this area was their first choice for the shop, and they would consider a land lease if they couldn’t purchase the property.
Wellington Superintendent Adam Hatfield will discuss this proposal with the land donors and report back to the Kerrs and to the Wellington school board. The board took no action.

Athletic Facilities Update
Brett Miller from DCS architectural firm in Wichita presented an update on Athletic Facility Plan revisions. The original plans for the new facility at the high school had the football field sitting at an angle. At the September board meeting, they requested exploring the possibility of placing the field in a north/south direction. Miller reported that it would be tight, but it would fit in that direction. He also provided a breakdown of the cost associated with each phase of the project and the dimensions of each building.
The board then inquired about moving the bleachers at the current facility closer to the football field and putting the locker rooms, bathrooms, and concessions all in the same building. The board also discussed a plan to get feedback on these proposals from the public.
Miller suggested a survey be sent out to all registered voters and stated that this is a complimentary service provided by DCS. He said the survey would run for approximately three weeks.
The board will put together a facilities committee to produce questions for the survey and then get back to DCS.

Building Rental Agreement
Wellington’s USD 353 staff has revised the building rental agreement and brought it to the board. There have been increased requests from private teams and clubs wanting to use the facilities for practices. The current agreement covers rental for events only. The district presented a proposal to the board allowing private clubs to rent the facilities by the month for $250. This would provide them with two practices per week for two hours each practice. A custodial fee would only be charged for weekend rentals.
Brandon Earl motioned to approve the updated rental agreement. Tom Henning seconded. Motion carries 5-1.
Long-Term Substitute Teaching Universal Leave
The district presented a plan for long-term subs who are filling open positions to receive the universal leave. This plan would provide five days of universal leave for long-term substitutes filling in for open teaching positions. These days would not carry over into the next school year. There would be an additional five days allowed for Covid leave.
Pat Zeka motioned to adopt the Substitute Universal Leave plan, and Chris Buckman seconded. Motion carried 6-0.
District Enrollment
Wellington Superintendent Adam Hatfield reported that enrollment for the 2022-23 school year is up by 22 students from kindergarten to 12th grade.
Action Items
The district presented the Negotiated Agreement ratified by the teachers to the BOE for action.
Henning motioned, and Brandon Earl seconded to approve the Negotiated Agreement. Motion passed 6-0
